The Problem We Solve

Most margin is lost before a single worker sets foot on site.

Buried BOQ discrepancies, scope gaps that slip past under pressure, and supplier quotes that don't survive contact with a real programme — these are the leaks that erode a project's commercial position quietly, before the bid is even submitted.

QuarryRook was built for estimators, quantity surveyors, and commercial managers who need to answer one question with confidence before bid day: what could make us lose money on this tender?

QuarryRook analyses So you can
Bill of Quantities for errors and omissions
Catch quantity discrepancies before they become variations
Drawings vs. BOQ scope alignment
Identify scope gaps that inflate post-award costs
Supplier and subcontractor quotes
Validate pricing anomalies against the project's risk profile
Tender documents for ambiguous clauses
Flag commercial exposure before you're bound by it
Project margin vs. risk exposure

Core Intelligence Modules

Three modules. One commercial view of your tender.

Each module interrogates a different layer of tender risk. Together they give your commercial team a full picture of margin exposure before bid submission.

01 Risk Register

Surface every hidden risk before bid day.

The risk register identifies, categorises, and scores potential cost threats across your tender documents. Each finding is classified by severity, linked to its source, and presented with a commercial impact assessment.

  • Quantity discrepancy flags with source references
  • Scope gap identification with contract clause mapping
  • Ambiguous specification alerts
  • Severity scoring: High / Medium / Low with financial exposure

02 BOQ Analysis

Every line item interrogated for commercial risk.

QuarryRook reads your Bill of Quantities and benchmarks every line against project scope, drawing revisions, and supplier data. Anomalous quantities, mispriced items, and missing allowances are flagged before they become costly variations.

  • Quantity verification against drawing take-offs
  • Unit rate anomaly detection
  • Missing or provisional sum identification
  • Line-item risk flag with commercial impact
03 Margin Intelligence

Forecast margin. Quantify what you stand to lose.

The Margin Intelligence module aggregates risk exposure across your tender and models the impact on your bid margin under conservative, mid-range, and downside scenarios. Submit with your eyes open.

  • Gross margin forecast vs. identified risk exposure
  • Scenario modelling: base / conservative / downside
  • Supplier and subcontractor cost validation
  • Go/no-go recommendation with supporting data

The Analysis Workflow

From tender documents to commercial intelligence in four steps.

QuarryRook is built around the workflow your commercial team already uses. There is no re-training, no new project-management process to adopt — just structured intelligence layered onto your existing tender cycle.

01

Create a tender

Enter the project name, contract value, and bid date. Attach your Bill of Quantities, drawings package, and any supplier or subcontractor quotes you have received. QuarryRook supports PDF, Excel, and CSV formats.

Typical upload: 2–4 documents · Formats: PDF, XLSX, CSV

02

Analysis runs automatically

QuarryRook's analysis engine reads your documents, cross-references quantities against drawings, benchmarks unit rates, and identifies scope gaps, ambiguous clauses, and price anomalies across the full tender package.

Output: Risk register · BOQ flags · Margin model

03

Review the intelligence report

Your commercial intelligence report presents every finding in priority order — highest-exposure risks first — with source references, severity classifications, and quantified financial impact where calculable. Every flag is traceable back to the document and clause that generated it.

Findings: Severity-ranked · Source-linked · Financially quantified

04

Submit with clarity

Decide how to handle each risk: price it in, qualify it out, or raise a pre-bid query. The margin forecast updates as you resolve findings, giving you a live view of your adjusted commercial position right up to bid submission.

Common Questions

Questions from commercial teams.

What file formats does QuarryRook accept?

QuarryRook accepts PDF, Excel (XLSX, XLS), and CSV files for Bills of Quantities, drawings schedules, and supplier quotes. You can upload multiple documents per tender and combine formats — for example, a PDF drawings package alongside an Excel BOQ.

How is QuarryRook different from an estimating tool like Causeway or CostX?

Estimating tools help you build your cost plan from scratch. QuarryRook analyses a tender package you already have and interrogates it for risk — quantity discrepancies, scope gaps, ambiguous clauses, and mispriced lines. It is a commercial intelligence layer that sits alongside your existing estimating workflow, not a replacement for it.

Who is QuarryRook designed for?

The primary users are estimators, quantity surveyors, and commercial managers at SME general contractors — typically businesses bidding on commercial, residential, and mixed-use projects. Managing directors and commercial directors use the dashboard for pipeline visibility and margin oversight across multiple live tenders.

How are risk severity levels determined?

QuarryRook classifies each risk finding as High, Medium, or Low based on a combination of factors: the financial exposure relative to contract value, the contractual certainty of the item, and the recoverability of the cost if the risk crystallises. High findings always include a recommended action and a financial impact estimate where the data supports one.

Is our tender data kept confidential?

Yes. Each account's tender data is isolated at the database level — other accounts cannot access your documents, findings, or margin data. Documents are stored encrypted at rest and in transit. Your tender data is not used to train any shared model or shared with any third party.

What happens if a document cannot be parsed?

If a document cannot be fully parsed — for example, a scanned PDF without machine-readable text — QuarryRook will flag the affected sections rather than silently skipping them. You will see exactly which elements were extracted and which required manual review, so you know the analysis is complete.

Have a question not answered here? Get in touch.

The tender you are about to submit already contains risks you cannot see.

Commercial intelligence is not a luxury for large contractors. SME contractors lose money on tenders that look profitable on the surface. QuarryRook changes that.
